REPORTS TO: District Facilities Director JOB RESPONSIBILITY: This position is responsible for maintaining school facility and custodial operations to ensure district cleaning and maintenance standards are followed, safety and compliance is appropriately done, and that there is proper communication between plant management, school, and campus operations staff. The Plant Manager will supervise, assign duties, perform handyman work, handle emergencies, and problem solve. This individual will take pride and ownership of the entire campus facilities and grounds. Positions are available on the Northeast, Sharpstown, and Sunnyside campuses. OVERVIEW: KIPP, the Knowledge Is Power Program, was founded in Houston in 1994 to help children from underserved communities learn the academic and intellectual skills, knowledge, habits, and character traits necessary to succeed at all levels of preK-12 education, college, and the competitive world beyond. KIPP has grown into a nationwide movement of more than 60 schools. In Houston, KIPP serves early childhood/elementary, middle school, and high school students with a growing family of schools. MAJOR RESPONSIBILITIES AND DUTIES The Campus Plant Manager will: Know, manage, and teach all building systems; burglar and fire alarms, elevators, HVAC. Keep all system manuals organized and filed. Be accountable for the operation of building security systems and energy use. Be responsible for the campus interior and exterior upkeep (touch-up paint, pest control, lawn care, parking lot ballasts). Deploy appropriate personnel for emergency repairs; will personally be on call for emergencies. Be accountable for all facility compliance (Fire Marshal items, annual sprinkler tests, elevator, dumpster, drainage pond permits, health inspections). Act as a handyman as well as manage facility vendors when big ticket items need repair. Put in place preventative maintenance programs; change AC filters, grease and oil mechanical items, belt changes. Monitor, store, repair, and inventory on-site custodial equipment, ensuring proper worker safety and efficiency. Be responsible for ordering, managing, and inventorying custodial supplies. Manage a custodial staff as well as be responsible for managing the evening cleaning crew’s performance; create a daily work schedule with school input. Plan, direct and evaluate all weekend and overtime custodial work. Manage the campus vehicle maintenance/registration. Be required to set up areas for events or other school use. Be responsible for opening the school each morning and on Saturday School days. Problem solve the facilities day to day issues so the school can better focus on student learning. Communicate with the school to make sure proper maintenance and appearance of the grounds are acceptable. Travel to other schools or campuses when appropriate. Bring a positive, can-do, and reassuring attitude everyday, building trust with School Leaders, Office Managers, and others. QUALIFICATIONS: The ideal candidate will possess the following: Experience and Knowledge: It is required that this individual maintains current knowledge in the field of custodial and facility operations, possesses good communication skills, is highly dependable, and has a culture of thrift. Must have 3 to 5 years of experience in facility operations, preferably in a school setting. Willing to obtain any required licenses (e.g. boiler operation). Skills: An energetic attitude, comfortable working in an environment characterized by its fast pace and entrepreneurial spirit. Must be flexible and customer focused. Detail oriented and self directed. A passion for the KIPP, and the KIPP Operations, mission, vision, and values. Driven by strong ethics and a determination to make the campus operate safely, efficiently and effectively. Commitment to tasks at hand. Continuous learner. Resourceful and thrifty. Exhibit leadership ability. Initiator, problem solver, and creative thinker. Computer skills; email and the Internet, MS Word and Excel a plus. Must have reliable transportation for traveling between campuses. Bilingual (Englisha and Spanish). COMMITMENT AND COMPENSATION: Length of Work Year: 12 months, includes some school holidays, occasional evening and weekend commitments, and appropriate emergencies.
